You know, the ones that read “Spring into a new home!” or some such. But is all that just hokey advertising? Or is springtime, in fact, a great time to sell your house in Maine? According to data from Bankrate, the answer is an emphatic ‘Yes,” with April, May, and June offering sellers the very best median sales prices.

What it really boils down to is supply and demand. Spring is the best time to sell a house because that’s when most people want to buy a house. And when you think of things from the buyer’s perspective, it’s kind of obvious why, right? Many buyers (for example) want to settle into their new home before the new school year starts. That compels them to buy in the spring so they can close in the summer.
Another factor, of course, is the nicer weather. With days more pleasant, prospective home buyers who’ve been cooped up all winter watching House Hunters on HGTV are now fired up to go look for a home of their own!
Selling Factors Specific to 2025
As we write this, a great deal of economic uncertainty and upheaval has been introduced into the economy by new tariffs and trade negotiations. JP Morgan is now forecasting that there is a 60 percent chance of a recession later this year. During our last extended recession, in 2008-9, house prices fell an average of 19.7 percent.
So this could introduce a “get while the gettin’s good” factor into the 2025 Maine real estate market for sellers. Why? Because in February (the last month for which data is currently available), sales of homes in Maine were up 6.51 percent over the previous February, with the median price of a house sold at $402,500.
