2025 Maine Real Estate Forecast

Here at Rizzo Mattson REALTORS®, no one gave us a crystal ball for Christmas, (unfortunately!). But by looking at the latest Maine real estate data—and pairing it with our own expertise and on-the-ground observations—we believe we can offer you a pretty decent sense of how the Maine real estate “picture” will look in 2025. And you know what’s fantastic? That “picture” offers very good news for home buyers and sellers alike. Let’s take a couple of minutes to zero in.

A Sellers’ Market That’s Still Rockin’

Since the worldwide pandemic began nearly five years ago, the Maine real estate market has offered enormous benefits for anyone selling their house in Maine. Two huge, interconnected trends have driven this, both of which we predict will continue vigorously throughout 2025:

First, the median sales price of a home in Maine has absolutely skyrocketed, to a current median of more than $409,000—the first time it has ever exceeded the U.S. median—including an upward leap of 6.81 percent in just the past 12 months. (Here in Kennebec County, the leap was more than 10 percent.) Even better, these homes are selling quickly, with the median “time to pending” of just 12 days.  

Second, Maine is now the #2 most-moved-to state in all of New England, according to the most recent analysis of data and trends. “All of the above” translates to great news for home sellers and buyers in Maine, because it means demand for “For Sale” homes remains very enthusiastic, and also means that recent home buyers have found a great array of dream homes throughout Maine.

Home Buyers Responding to Many Attractive Options

Despite the whip-saw of consumer prices and interest rates rising and falling over the past two years, the Maine home-buyers market has largely shrugged off the commotion. In a press release citing the most recently available data, Paul McKee, 2024 President of the Maine Association of REALTORS®, said, “Prospective buyers are in a better situation than they were a year ago across many markets in Maine. The number of homes for sale has increased, price appreciation is slowing, and the economic forecast is good. I’m optimistic that buyer demand will continue to remain strong throughout 2025.”   

The Bottom Line

Even though that crystal ball wasn’t under our Christmas tree, we can say with great confidence that Maine home buyers and sellers have every right to believe 2025 will be another year of outstanding opportunity. With Maine enjoying very low unemployment rates … rising wages … GDP growth that exceeds the U.S. average … and an overall strong, vibrant economy … the Maine real estate market is poised to see a powerful jolt of dynamic activity throughout 2025.
