Maine is a great place to live. From cabins in the woods to cottages on the beach, there is definitely something for everyone here. Unfortunately, there are people who try to take advantage of the eagerness of Maine homebuyers. That’s why we put together this list of Maine real estate scams. At Coldwell Banker Rizzo Mattson, Realtors, our goal is to protect our clients and ensure they can purchase the home of their dreams – the right way.
Here are some things to be wary of when real estate is changing hands:
1. The Ghost
When Realtors are involved, the buyer and seller of a certain property might never actually meet each other. However, their Realtors should be in constant contact, whether by phone or face to face. If the person interested in buying your home, or the person you want to sell it to, is reachable only via email, you should be suspicious.
2. The Money Grabber
If someone asks you to send funds to them via MoneyGram, Western Union, PayPal, or even Venmo, you should be suspicious. Many scammers can create convincing reasons as to why they need the money this way. They are often emotional and will tug at your heartstrings, but do not be fooled. You should never send money to someone you, or your Realtor, have not met personally. Often, this type of Maine real estate scam is perpetrated by someone pretending to be a professional working abroad, as the “Nigerian prince who needs a small deposit to release larger funds ” story has been overused and is worn out.
3. The Emotional Wreck
Reputable homebuyers, or sellers, do not send long, dramatic communications filled with typos and sob stories. If you receive a message about a terrible family or financial situation that has required the other party to use non-traditional methods to buy or sell a property, it could be a part of a Maine real estate scam. If you are contacted by someone who is acting alone because Realtors charge too high of a premium, is it usually a scam.
Remember, to protect yourself from Maine real estate scams, always trust your gut. If something seems off about a particular person or sale, speak up. As always, Coldwell Banker Rizzo Mattson, Realtors is here to help you through the entire process.
